Best Cash Home Buyers in Henderson, NV (2027)
Who buys Henderson, NV houses for cash heading into 2027: local Las Vegas Valley investors, HomeVestors, Offerpad, Opendoor and HomeCashOffer compared, plus HOA resale packages, Clark County tax dates and transfer tax. Call (405) 622-8705.
Short answer: Henderson sellers heading into 2027 can choose from four kinds of cash buyer. There are local Las Vegas Valley investors (702 Cash Offer, Alex Buys Vegas Houses, Plot Property Group and We Buy Any Vegas House), the HomeVestors Las Vegas franchise, and the iBuyers Offerpad and Opendoor, which both list Henderson. Nationwide buyers such as Eagle Cash Buyers and HomeCashOffer also buy here. Because so many Henderson homes sit inside an HOA, the best offer is the one that still looks good after the association’s resale package, Clark County transfer tax and any unpaid tax installments come out.
Henderson’s market in five numbers
Before you decide whether a cash offer is worth taking, look at what the open market is doing. Redfin’s Henderson housing market page covers the three months ending September 2026:
| Measure | Henderson | A year earlier |
|---|---|---|
| Median sale price | $494,764 | up 1.0% |
| Median days on market | 61 | 55 |
| Homes sold | 1,490 | 1,539 |
| Sale-to-list ratio | 98.1% | |
| Listings with a price drop | 41.1% | up 5.6 points |
Redfin gives Henderson a Compete Score of 46 out of 100. Only 13.4% of homes sold above list price. The median for single-family homes was $534,787, compared with $355,004 for townhouses and $272,972 for condos.
Put simply, Henderson is a fair, steady market rather than a hot one. A well-kept house in Seven Hills or Inspirada should still sell at close to its list price if you can wait two months or more. The math changes for an older house near the Water Street District, a rental with tenants who won’t leave, an inherited house in Sun City Anthem, or a seller who is already living out of state. In those cases, the two months of HOA dues, power bills and pool care, plus the repairs a buyer’s inspector will find, are what a cash offer saves you.
How we put this list together
To be upfront: HomeCashOffer wrote this page, and we’re on the list. Nobody paid to be included.
To make the list, a company’s own website had to say it buys houses in Henderson or across the Las Vegas Valley. We describe each one using its own claims and link to it so you can check. We left out star ratings, “homes bought” counts and “best in Vegas” badges because we can’t verify them. Companies appear alphabetically within each table.
If we missed a Henderson buyer or a detail is out of date, call (405) 622-8705 and we’ll update it.
Local Las Vegas Valley cash buyers that list Henderson
| Company | What it says about itself | Henderson coverage it states |
|---|---|---|
| 702 Cash Offer | Cash offer in 24 hours; covers all closing costs; says it can close in as little as 7 days; handles HOA balances and liens as part of the sale | Henderson-wide, naming Green Valley, Green Valley Ranch, Anthem, Seven Hills and Lake Las Vegas |
| Alex Buys Vegas Houses | Founded 2017; written offer after a walkthrough; says it will tell you to list instead if that fits better, and takes no referral fee for that | Townsite, Pittman and Victory Village through the master-planned communities; ZIPs 89002, 89011, 89012, 89014, 89015, 89044, 89052, 89074 |
| Plot Property Group | Las Vegas office on Paradise Road; as-is offer the same day; no agent fees or repairs | All of Henderson, from Green Valley and MacDonald Highlands to Cadence and Inspirada |
| We Buy Any Vegas House | Buying since 2016; written offer within 24 hours; says it can close in as little as 7 days | Every Henderson ZIP, from Green Valley and Whitney Ranch to Anthem and Inspirada |
The differences are small but real. Alex Buys Vegas Houses walks the property before giving a number. 702 Cash Offer and We Buy Any Vegas House lead with speed. Plot Property Group points out that a 1980s Green Valley house and a new West Henderson build should not be priced the same way. Whichever company you call, ask two questions: Will you buy the house yourself, or assign the contract to another investor? And: Can the price change after your walkthrough or inspection?
Franchise, iBuyer and nationwide buyers in Henderson
| Company | Type | What to know in Henderson |
|---|---|---|
| Eagle Cash Buyers | Multi-state cash buyer | Its Henderson page promises a written offer within one business day, says it works with the HOA and closing agent on resale paperwork, and says it buys in 43 states. |
| HomeCashOffer | Nationwide as-is cash buyer | Makes as-is offers on Henderson houses, townhomes and condos with no commission and a closing date you choose, and settles at a licensed Nevada title or escrow company. Based in Oklahoma City, not the valley. |
| HomeGo | National cash buyer | Not listed. Its locations page showed no Nevada market when we checked on November 5, 2026. |
| HomeVestors / We Buy Ugly Houses | National franchise, locally owned office | Its Las Vegas page says it buys as-is, charges no commissions, pays typical closing costs, and prefers to meet sellers in person. |
| Offerpad | iBuyer | Its service-area file lists Henderson, Boulder City, Las Vegas and North Las Vegas in its Las Vegas market. It also lists a free local move within 80 miles, limited to one 16-foot container. |
| Opendoor | iBuyer | Has a Henderson selling page. It says closings run 21 to 60+ days on your schedule and that it charges a service fee. iBuyers mainly want newer homes in good condition and subtract repair costs after an assessment. |
Here is the practical split. If your home is a 2010s build in Cadence or Inspirada in good shape, get iBuyer numbers, because Offerpad and Opendoor may come in close to retail once their fee is taken out. If you’re selling an older ranch in the Townsite with an original roof and an unpermitted patio cover, iBuyers will often pass. That’s the kind of house local investors and as-is buyers are set up for. Our Las Vegas cash buyer comparison covers the rest of the valley, and the 2027 national roundup compares the big brands side by side.
In Henderson, the HOA package often sets the pace
A large share of Henderson’s housing is in common-interest communities, including Green Valley, Green Valley Ranch, Anthem, Seven Hills, MacDonald Highlands, Cadence and Inspirada. Nevada’s HOA law has its own resale rules, and they apply whether your buyer pays cash or gets a mortgage.
NRS 116.4109 requires you to give the buyer a resale package. It includes the declaration, bylaws and rules, the current budget and financial statement with a reserve summary, a statement of what you owe the association, and a list of transfer and other resale fees. Here is how the timing works:
- The association has 10 calendar days after your written request to produce its part. The statute caps the certificate fee at $185, plus $100 if you want it within 3 business days. Both caps can rise with inflation by up to 3% a year.
- The buyer can cancel by written notice until midnight of the fifth calendar day after receiving the package, without penalty. The contract has to say this.
- A statement of demand is a separate document showing your exact payoff to the association. It is capped at $165, plus $100 for rush service, and must remain valid for at least 15 business days.
So a “close in 7 days” promise can really mean 7 days after the paperwork arrives. Order the resale package the day you decide to sell. Ask whether your street is under both a master association and a sub-association, because some Henderson communities have two layers, and each one bills separately. Tell every buyer upfront if your home is in an age-restricted community such as Sun City Anthem. The buyer pool there has its own rules.
The Clark County calendar between now and spring 2027
Timing your sale around Clark County’s property tax dates can save you a penalty. The Clark County Treasurer lists four installments for fiscal 2026-2027:
| Installment | Due | Last day without penalty |
|---|---|---|
| 1st | August 17, 2026 | August 27, 2026 |
| 2nd | October 5, 2026 | October 15, 2026 |
| 3rd | January 4, 2027 | January 14, 2027 |
| 4th | March 1, 2027 | March 11, 2027 |
According to the Treasurer’s penalty schedule, a single late installment costs 4% of that installment. With two late installments, the first carries 9% and the second 5%, and the percentages keep stacking from there. Taxes still unpaid at the end of April are advertised as delinquent. If they remain unpaid after the first Monday in June, the Treasurer holds the property for a two-year redemption period, with 10% annual interest on the taxes.
For a seller this is mostly good news. Unpaid installments don’t block a cash sale. The title company pays them from your proceeds, and the year’s taxes are prorated. Still, if you’re behind, ask each buyer to show the tax payoff on the net sheet, so a “higher” offer doesn’t turn out lower once the penalties are added.
Reading a Henderson net sheet
Two offers with the same headline price can leave you with very different checks. These are the lines to compare:
- Transfer tax. The Clark County Recorder lists real property transfer tax at $2.55 per $500 of value, which is the statewide $1.95 plus a Clark County add-on. At Henderson’s $494,764 median that comes to 990 × $2.55 = $2,524.50, or about 0.51% of the price. Find out whether the buyer or you pays it.
- HOA charges. These include the statement-of-demand amount, any transfer or “capital contribution” fee in your declaration, and any fines. Some buyers absorb them, and some take them out of your price.
- Taxes. Look at the proration and any delinquent installment plus its penalty, as described above.
- Price changes after inspection. iBuyers and some investors reprice after their assessment. Ask whether the written number is final.
- The closing date versus your move. Offerpad’s free local move and a buyer who lets you stay a few days after closing both have real value. Put a dollar figure on them.
Nevada also requires most sellers to give a Seller’s Real Property Disclosure Form, even in an as-is sale (NRS 113.130). Selling as-is means the buyer accepts the condition you disclose. It doesn’t mean you can skip the form. Our Henderson page walks through the form and the exceptions for estates.
Behind on HOA dues or the mortgage?
Henderson sellers face two foreclosure risks. For lenders, most Nevada foreclosures are nonjudicial trustee sales, which can’t happen until at least three months after a notice of default is recorded (NRS Chapter 107). The HOA risk surprises people. Under NRS 116.3116, an association’s lien for up to nine months of assessments can take priority over a first mortgage. Under NRS 116.31162, an HOA can foreclose only after it mails a notice of delinquent assessment, records a notice of default and election to sell at least 30 days later, and then waits 90 days for payment.
If you have equity, a sale before either deadline lets the title company pay the association and lender and send the rest to you. Talk to a Nevada attorney or a HUD-approved housing counselor before you sign anything. Walk away from anyone who wants a fee upfront, asks you to sign the deed over before closing, or guarantees to “save” the house. Our state foreclosure timelines show each Nevada step.
When a Henderson seller should skip the cash buyers
- Your house is updated, in a sought-after community, and you have time. At 98.1% of list, an agent listing may net more. Get a pricing opinion first.
- Your home is newer and in good shape. Ask for an iBuyer offer and an agent’s estimate side by side before you call investors.
- One repair would open the house to financed buyers. If a single fix, such as an HVAC replacement or a roof repair, would let an FHA or VA buyer get a loan, it may pay for itself.
A cash sale makes more sense if the house needs work you won’t take on, the tenants are staying, it’s a vacant inherited property, the HOA has filed a lien, taxes are behind, or you’re on a deadline. It also helps if you’re already living in another state and can’t manage two months of showings.

Frequently asked questions
Who are the best cash home buyers in Henderson, NV for 2027?
It depends on the house. Companies that say they buy in Henderson include local Las Vegas Valley investors such as 702 Cash Offer, Alex Buys Vegas Houses, Plot Property Group and We Buy Any Vegas House, the HomeVestors Las Vegas franchise, the iBuyers Offerpad and Opendoor, and nationwide buyers like Eagle Cash Buyers and HomeCashOffer. Get two or three written offers and compare what each one leaves you after the HOA, taxes and payoffs.
Do Offerpad and Opendoor buy houses in Henderson?
Yes. When we checked on November 5, 2026, Offerpad's published service-area file listed Henderson in its Las Vegas market, with its free local move offer, and Opendoor had a Henderson selling page. HomeGo's locations page did not list any Nevada market. iBuyers mostly want newer homes in good shape, so older Henderson houses may not qualify.
How much is transfer tax when I sell a house in Henderson?
Henderson is in Clark County, where the Clark County Recorder lists real property transfer tax at $2.55 for each $500 of value, about 0.51% of the price. On a $494,764 sale, which is Henderson's recent Redfin median, that is $2,524.50. The contract decides who pays it, so ask each buyer to show it on a written net sheet.
Can a cash buyer back out after getting my Henderson HOA resale package?
Yes. Under NRS 116.4109, a buyer of a home in a Nevada common-interest community can cancel by written notice until midnight of the fifth calendar day after receiving the resale package, and the contract must say so. That applies to cash buyers too, so order the package early and read it before you sign.
What happens if I miss a Clark County property tax installment before I sell?
Clark County gives 10 days after each due date. After that, one late installment carries a 4% penalty, and the penalties stack if more installments go unpaid. For fiscal 2026-2027 the remaining installments are due January 4 and March 1, 2027. Unpaid taxes are paid from your sale proceeds at closing.
Is HomeCashOffer a local Henderson company?
No. HomeCashOffer is a nationwide cash home buyer based in Oklahoma City. It buys Henderson houses as-is and closes through a licensed Nevada title or escrow company. If you want to meet a local owner in person, the Las Vegas Valley investors on this page may suit you better, and it costs nothing to compare both.
