Best Cash Home Buyers in Fort Lauderdale, FL (2027)

Who really buys Fort Lauderdale houses and condos for cash heading into 2027: local Broward investors, HomeVestors, Opendoor and HomeCashOffer compared, plus doc stamps, flood and condo disclosures. Call (405) 622-8705.

Short answer: Fort Lauderdale sellers heading into 2027 have four kinds of cash buyer to call: local Broward investors (Cash Buyer Fort Lauderdale, FL Cash Home Buyers, Palmtree Cash Home Buyers, The Building Buyer and The Easy Home Buyers), the local HomeVestors franchise, Opendoor for newer homes in good shape, and nationwide buyers such as HomeCashOffer. Offerpad and HomeGo don’t list South Florida markets. The winner is whichever written offer puts the most in your pocket once documentary stamps, condo assessments and payoffs come out.

Why a cash offer is on the table in Fort Lauderdale right now

Fort Lauderdale is not a market where houses fly off the shelf. Redfin’s Fort Lauderdale housing market page, covering the three months ending September 2026, puts the median days on market at 104 (down from 130 a year earlier). Homes sold for about 94.7% of list price on average, and 30.8% of listings had a price cut. Redfin gives the city a Compete Score of 13 out of 100 and says multiple offers are rare.

Prices themselves are high. The same Redfin data shows a median sale price of $604,712, up 14.1% from a year earlier. Put those numbers together and you get the Fort Lauderdale tradeoff: the open market can still pay well, but you may carry the house for three or four months first. You’d be paying insurance, HOA dues and property taxes the whole time. For an inherited condo, a canal house with an old roof, or an owner who has already moved north, that’s where a cash buyer earns a look.

How we built this list

Full disclosure: HomeCashOffer wrote this page, and we appear in it. No company paid for a spot.

A company made the list only if its own website, or a business profile it maintains, says it buys in Fort Lauderdale or Broward County. We describe each one in its own words and link to it so you can check. Star ratings, “homes bought” totals and “#1” badges are left out on purpose; we have no way to audit them. Within each table, companies are in alphabetical order.

If a Broward buyer is missing or a detail has gone stale, ring (405) 622-8705 and we’ll look into it.

Local Fort Lauderdale and Broward cash buyers

Company What it says about itself Where it says it buys
Cash Buyer Fort Lauderdale Fort Lauderdale-based team; one point of contact; written offer with no hidden fees; typical close in 7 to 14 days Only Fort Lauderdale and the surrounding Broward ZIP codes it lists
FL Cash Home Buyers Downtown Fort Lauderdale office on NE 3rd Ave; its BBB profile lists as-is, damaged, inherited, probate and lien situations Fort Lauderdale (its BBB profile lists the service area)
Palmtree Cash Home Buyers As-is cash offer with no cleanup or showings; seller picks the closing date; will also refer you to a local agent if you’d rather list Fort Lauderdale plus Broward cities from Pompano Beach and Coconut Creek to Hollywood and Davie
The Building Buyer Focuses on probate and inherited houses and publishes Florida probate guides Broward, Miami-Dade, Palm Beach and dozens of other Florida counties
The Easy Home Buyers Office in Fort Lauderdale; written offer after an in-person or video walkthrough; closes through a licensed title company Broward, Miami-Dade and Palm Beach counties, plus Central Florida

The table hides one useful difference. Cash Buyer Fort Lauderdale keeps a tight footprint inside the city. The Building Buyer and The Easy Home Buyers work across several counties, and Palmtree also offers to hand you to an agent. None of that makes one better than another. It tells you who will know your street and who is set up for a messier estate file.

Whoever you call, ask the same two questions. Will you buy the house yourself, or assign my contract to another investor? And: Can the price change after your inspection?

Franchise, iBuyer and national buyers in Broward

Company Type What to know in Fort Lauderdale
HomeCashOffer Nationwide as-is cash buyer As-is offers on Fort Lauderdale houses and condos, no commission, closing date set by you, settlement at a licensed Florida title company. Based in Oklahoma City, not Broward.
HomeVestors / We Buy Ugly Houses National franchise, locally owned office Its Ft. Lauderdale page says it buys as-is after an in-person visit, pays typical closing costs, gives you three days to cancel after signing, and can sometimes close in as little as three weeks.
Opendoor iBuyer Its locations page lists Miami. iBuyers mostly want newer homes in decent shape and deduct repairs after an assessment, so older canal houses and many older condos may not fit. Enter your address to check.
Offerpad iBuyer Not listed. Its service-area file showed only Jacksonville, Orlando and Tampa markets in Florida when we checked on November 4, 2026.
HomeGo National cash buyer Its locations page named Jacksonville, Orlando and Tampa as its Florida markets on the same date. Confirm Broward coverage first.

Clever Offers, Houzeo and similar marketplaces send your address to a pool of investors and return their bids. More bids in less time is useful; just remember the investor you pick, not the marketplace, sets the contract. See how they compare in our 2027 national roundup, and the Miami cash buyer comparison covers the county to the south.

Three Florida costs that change your net, not the headline price

Two offers at the same price can leave you with very different checks. In Broward, these are the lines to read first.

Documentary stamps on the deed. The Florida Department of Revenue sets the deed tax at 70 cents per $100 of the price everywhere except Miami-Dade. On a $400,000 Fort Lauderdale sale that’s 4,000 units times $0.70, or $2,800. The department notes that every party to the deed is liable no matter who agreed to pay, so the contract has to spell out who pays it. If an offer is silent, ask.

The November property tax bill. Florida tax bills go out in the fall, and under section 197.162 you get 4% off for paying in November, 3% in December, 2% in January and 1% in February. If you’re closing this winter, ask the title company whether the 2026 bill will be paid before closing (so you get the discount) or prorated at closing. On a large Broward bill, a few percent matters.

Condo association money. Unpaid dues, a special assessment that has been voted but not yet billed, and any estoppel fees all come out of a condo sale. A cash buyer can’t make them go away. What a good one can do is show them on the net sheet before you sign.

Selling a Fort Lauderdale condo for cash: the paperwork comes with you

If you’re selling a unit in one of Fort Lauderdale’s condo towers or mid-rise buildings, know that Florida has rewritten the rules for older buildings since 2022. The paperwork can slow you down more than the buyer will.

Under section 553.899, condo buildings three or more habitable stories tall need a milestone structural inspection by December 31 of the year they turn 30, then every 10 years. The law lets the local building department move that to 25 years for buildings near salt water. Many associations also need a structural integrity reserve study, a long-range budget for big repairs.

Then section 718.503(2) says what you, as an owner who isn’t the developer, owe a buyer. That includes, at your expense, the declaration, bylaws and rules, the latest financial statement and budget, the inspector’s summary of the milestone report if one applies, and the latest reserve study, or a statement that the association hasn’t done one. Resale contracts must also say whether those reports are required and done. Unless the buyer got the documents beforehand, they can cancel within 7 business days of receiving them.

What that means for a cash sale:

  • Request the documents from your association on day one. A cash buyer who closes in two weeks still needs them, and some management companies are slow.
  • Find out whether a phase two inspection or major repair is coming. Buyers will price a pending special assessment whether or not it has been billed yet.
  • Check the association’s approval rules. Some declarations require board approval of a new owner. That can take longer than the buyer’s paperwork.

Townhomes and single-family houses in neighborhoods like Victoria Park, Coral Ridge or Sailboat Bend skip most of this, though an HOA may still require an estoppel letter.

Flood history: disclose it, then price it

Water is part of nearly every Fort Lauderdale sale. Redfin, citing First Street, says about 87% of properties in the city face some risk of severe flooding over the next 30 years.

Florida now requires a written disclosure. Under section 689.302, a seller of residential property must give the buyer a flood disclosure at or before signing the contract. It covers three things: whether you know of flooding that damaged the house while you owned it, whether you filed a flood insurance claim (including with the National Flood Insurance Program), and whether you got FEMA or other flood assistance. The form applies to as-is cash sales too.

Selling for cash doesn’t erase that history. It moves the repair bill to the buyer, who will price it in. If your house took water, gather the claim paperwork, any mitigation invoices and photos before you call anyone. Buyers who can see what was fixed tend to make firmer offers.

Behind on payments in Broward County?

Florida foreclosures go through the courts. Once a judgment is entered, the Broward Clerk runs the sale online at broward.realforeclose.com. Under section 45.0315, you can redeem by paying the amount in the judgment any time before the clerk files the certificate of sale, or a later time set by the judgment. After that, the right is gone.

With equity in the house, closing a sale ahead of the online auction lets the title company pay the lender and send the remainder to you instead of the high bidder. Talk to a Florida foreclosure attorney or a HUD-approved housing counselor before signing anything. Red flags: a fee before closing, a request to sign the deed over early, or a guarantee to “save” the house. The Florida row of our state foreclosure timelines shows each step.

Which Fort Lauderdale seller should skip the cash buyers

Cash isn’t always the right answer.

  • Your house is updated and you can wait. With a median price over $600,000, the gap between a listing and an investor offer can be large. Get an agent’s pricing opinion first.
  • One fix would let financed buyers in. If a lender or insurer would accept the house after a new roof or a four-point repair, that single fix might pay for itself.
  • You’re in a newer building with clean reserves. Condo buyers who finance can pay more when the association paperwork is in good shape.

Cash makes more sense with an older roof that insurers balk at, flood or storm damage, a vacant inherited unit, tenants in place, an association with a big assessment coming, or a hard deadline.

Frequently asked questions

Who are the best cash home buyers in Fort Lauderdale for 2027?

No single buyer is best for every house. Companies that say they buy in Fort Lauderdale include local Broward investors such as Cash Buyer Fort Lauderdale, FL Cash Home Buyers, Palmtree Cash Home Buyers, The Building Buyer and The Easy Home Buyers, the local HomeVestors franchise, Opendoor for newer homes, and nationwide buyers like HomeCashOffer. Get two or three written offers and compare what you keep.

Does Offerpad or HomeGo buy houses in Fort Lauderdale?

Not that we could find. When we checked on November 4, 2026, Offerpad's published service-area list showed only its Jacksonville, Orlando and Tampa markets in Florida, and HomeGo's locations page listed the same three Florida markets. Opendoor's locations page lists Miami, so enter your Broward address on its site to check.

How much are documentary stamps when I sell a house in Fort Lauderdale?

In Broward County the Florida documentary stamp tax on a deed is 70 cents per $100 of the price, so a $400,000 sale carries $2,800. Miami-Dade uses a different rate. Florida makes every party to the deed liable, and your contract decides who actually pays, so ask each buyer to show it on a written net sheet.

Do I have to give a cash buyer a flood disclosure in Florida?

Yes, for residential property. Section 689.302 of the Florida Statutes requires the seller to give the buyer a flood disclosure at or before signing the contract. It asks whether you know of flooding that damaged the house while you owned it, and whether you filed a flood insurance claim or received FEMA or other flood aid.

Can I sell a Fort Lauderdale condo for cash before the milestone inspection or reserve study is done?

Usually, but the contract has to say so. Florida's condo law requires resale contracts to state whether the association must have a milestone inspection or structural integrity reserve study and whether it has been completed, and buyers are entitled to copies of what exists. A cash buyer still prices in any coming special assessment.

Is HomeCashOffer a local Fort Lauderdale company?

No. HomeCashOffer is a nationwide cash home buyer based in Oklahoma City. It buys Fort Lauderdale houses and condos as-is and closes through a licensed Florida title company. If you want to sit down with a local owner, the Broward investors on this page may suit you better. Comparing both kinds of offers costs nothing.
