Best Cash Home Buyers in Allentown & the Lehigh Valley, PA (2027)

Who actually buys houses for cash in Allentown, Bethlehem and Easton heading into 2027: local investors, HomeVestors, iBuyers and HomeCashOffer compared, plus Allentown's 2.5% transfer tax and Easton's resale inspection. Call (405) 622-8705.

Short answer: Heading into 2027, the Lehigh Valley has three kinds of cash buyers worth calling: local investors who live and buy here (ABE Homes, ClearEdge Home Buyers, Hey Offer, iBuyLehigh, Pezon Properties), the local HomeVestors franchise (“We Buy Ugly Houses”), and nationwide buyers such as HomeCashOffer. Offerpad doesn’t serve Pennsylvania, and HomeGo’s Pennsylvania markets are Philadelphia and Pittsburgh. The best buyer is the one whose written offer leaves you the most after Allentown’s 2.5% transfer tax and every other cost.

How we put this list together

This isn’t a paid ranking, and nobody on it paid to appear. HomeCashOffer publishes this page and is one of the buyers listed, so read it with that in mind.

We included a company only if its own website (or, for the franchise, its corporate site) says it buys houses in Allentown, Bethlehem, Easton or the wider Lehigh Valley. We describe each one using what it says about itself, linked so you can check. We don’t repeat review scores, deal counts or “number one” claims, because we can’t verify them and they change. Companies are listed alphabetically inside each group.

If you know a Lehigh Valley buyer we missed, or a fact here is out of date, tell us at (405) 622-8705 and we’ll check it.

Local Lehigh Valley cash buyers

These are smaller, locally owned companies. The upside is that the person who walks the house is usually the person who decides the price. The thing to ask every one of them is whether they’ll buy the house themselves or assign your contract to another investor.

Company What it says it does Where it says it buys
ABE Homes (We Buy ABE) Owner is an InterNACHI-certified inspector who walks each house himself; says the contract price is the closing price; closes in 7 to 14 days Allentown and across the Lehigh Valley
ClearEdge Home Buyers Founder-led, buying since 2016; offer within 24 hours, close in as few as 7 days Allentown, Bethlehem, Easton, the Poconos, Reading and Pottsville
Hey Offer Buys as-is with no repairs, commissions or fees; visits to confirm condition; seller sets the closing date The Lehigh Valley
iBuyLehigh Family-owned, based in Allentown, formed in 2021; co-owned by a licensed Pennsylvania Realtor; says it can close in 14 days or less Allentown, Bethlehem, Easton and the Lehigh Valley
Pezon Properties Family-owned; describes itself as a long-term buy-and-hold investor that may rent, renovate and resell, or work with another buyer Greater Lehigh Valley, Reading and the Poconos

Two details in that table are worth noticing. ABE Homes makes a point of saying its price won’t change after the walkthrough, and Pezon is upfront that it sometimes works with another buyer. Those are exactly the two questions you should ask everyone: Can the price change after inspection? and Who will actually be on the deed?

Franchise and national cash buyers

Company Type What to know in the Lehigh Valley
HomeCashOffer Nationwide as-is cash buyer Buys Lehigh Valley houses in any condition with no agent commissions; you pick the closing date; closes through a licensed Pennsylvania title company. No local office.
HomeVestors / We Buy Ugly Houses National franchise, locally owned office An Allentown/Bethlehem/Reading franchise does an in-person visit and says it can sometimes close in as little as three weeks.
Opendoor iBuyer Says it buys across most of the lower 48 states. iBuyers mostly want newer homes in good condition and deduct repairs after an assessment, so many older Valley rowhouses and twins won’t fit. Enter your address on its site.
Offerpad iBuyer Not available. Its published service-area list had no Pennsylvania markets when we checked on November 3, 2026.
HomeGo National cash buyer Its FAQ lists Pennsylvania, but its locations page names only the Philadelphia and Pittsburgh markets in the state. Ask before you book a visit.

Offer marketplaces such as Houzeo and Clever Offers collect bids from several investors at once. They can be a quick way to see more numbers, but the investor who wins sets the terms. Our national 2027 comparison covers how those services work.

What changed for 2027: Allentown’s transfer tax went up

Here’s the local detail most cash-buyer pages skip. For years, a sale inside the City of Allentown carried the same 2% realty transfer tax as most of Pennsylvania. On December 3, 2025, City Council raised the city’s share, and from January 1, 2026 the total inside Allentown is 2.5%: 1% to the Commonwealth and 1.5% local, according to the Greater Lehigh Valley Realtors and the city’s notice reported by The Valley Ledger. The city also said the rate is set by when the deed is submitted for recording, not the settlement date.

Why it matters for comparing cash buyers: on a $250,000 sale, the difference between 2% and 2.5% is $1,250 in total tax. In Pennsylvania the agreement of sale decides who pays what. Some buyers split it, and some offers say “seller pays all transfer taxes” in the fine print. Two offers with the same headline price can leave you with different amounts, so ask every buyer for a net sheet that shows:

  • The transfer tax and who pays each share
  • Any title, settlement or document fees charged to you
  • Payoffs for the mortgage, liens and unpaid taxes
  • Any credit taken off the price after their inspection

Outside Allentown, most Lehigh County municipalities still total 2%. Northampton County towns set their own local shares, so confirm the rate for your address with the title company.

Easton and Bethlehem sellers: check the local paperwork first

Every Lehigh Valley municipality has its own rules, and one of them can slow a fast sale if you find out late.

Easton’s Buyer Notification Inspection. Under Chapter 222 of the Easton city code, the seller has to get a Buyer Notification Inspection report and give it to the buyer before the sale. You request it from the city’s Code Office within five business days of listing or offering the house, according to the city’s program page. The report covers the property’s legal use and any uncorrected code violations. There are exceptions, including sales between close family members and transfers that pass under estate law. If a buyer closes before the report is issued, the ordinance puts the duty to get it on the buyer, and a good cash buyer will tell you how they handle that.

Allentown and Bethlehem. We haven’t summarized their resale and rental rules here because they depend on the property type and whether it’s a rental. Ask the city, or your title company, what applies to your address before you sign.

Whatever the town, Pennsylvania’s Seller Disclosure Law still applies to most home sales, cash or financed. Executors and other fiduciaries selling an estate’s house are generally exempt from the form, but anyone selling should share what they know. Selling “as-is” changes who pays for repairs. It doesn’t make a known leak or a settling foundation a secret.

HomeCashOffer guide card for Allentown and Bethlehem, Pennsylvania: sinkhole or settling problems can still be sold as-is, and Pennsylvania sellers still disclose what they know
Settling and sinkhole damage come up often with older houses in Allentown and Bethlehem, Pennsylvania. A cash buyer can price it in, but you still disclose what you know. Not legal advice.

Which kind of buyer fits which Lehigh Valley house?

Matching the buyer to the house saves you a lot of wasted walkthroughs.

  • A newer house in good shape in the suburbs (Lower Macungie, Upper Saucon, Palmer): get an Opendoor estimate if your address is covered, and a listing price from a local agent. A cash investor’s offer will usually be lower than either.
  • An older city rowhouse or twin with a repair list: local investors and as-is buyers like HomeCashOffer are built for this. Get at least two written offers and compare the net.
  • A rental with tenants: ask each buyer whether they’ll take it with the tenants in place and how they handle leases and security deposits. Pezon’s buy-and-hold model may fit here; so might HomeCashOffer.
  • An inherited house in an estate: the executor signs, and Pennsylvania’s inheritance tax and the Register of Wills timeline matter more than speed. Our probate timeline by state shows the steps.
  • Behind on the mortgage: see the next section before anything else.

If you’re facing foreclosure in Lehigh or Northampton County

Pennsylvania foreclosures run through the courts and end in a sheriff’s sale. The Lehigh County Sheriff posts its sale list online. Before a lender can file, most homeowners get an Act 91 notice. PHFA’s HEMAP page explains that you have 33 days from the notice to meet with an approved consumer credit counseling agency.

Do that meeting even if you plan to sell. If you have equity, a cash sale that closes before the sheriff’s sale can pay off the loan and leave the rest with you. Be wary of anyone who asks for money upfront, asks you to deed the house over before closing, or promises to “stop” a foreclosure. Our foreclosure timeline by state has the Pennsylvania steps.

When a cash buyer is the wrong call

We’d rather tell you this than lose your trust later.

  • Your house mostly needs paint and carpet. A listing will usually net more.
  • You have time. If a few extra months of mortgage, taxes and utilities won’t hurt, the open market can pay you for patience.
  • One repair would open up financing. If a lender would approve buyers after a single fix, such as a roof, do that one fix and list.

A cash sale makes more sense when the repair list is long, the house is vacant or you live out of state, there’s a settlement or foundation issue that scares off financed buyers, or you need a firm date.

Frequently asked questions

Who are the best cash home buyers in Allentown for 2027?

There isn't one best buyer for every house. The companies that say they buy in the Lehigh Valley include local investors such as ABE Homes, ClearEdge Home Buyers, Hey Offer, iBuyLehigh and Pezon Properties, the Allentown/Bethlehem/Reading HomeVestors franchise, and nationwide buyers like HomeCashOffer. Get two or three written offers and compare what you'd keep after every cost.

Does Offerpad or HomeGo buy houses in Allentown?

Not that we could confirm. Offerpad's published service-area list, checked November 3, 2026, has no Pennsylvania markets. HomeGo says it buys in Pennsylvania, but its locations page lists only its Philadelphia and Pittsburgh markets for the state. Opendoor says it buys across most of the lower 48 states, so enter your address on its site to check.

How much is the transfer tax when I sell a house in Allentown in 2027?

2.5% of the price inside the City of Allentown: 1% to Pennsylvania and 1.5% local, after City Council raised the city's share effective January 1, 2026. Most other Lehigh County municipalities total 2%. The agreement of sale decides who pays which share, so ask each cash buyer to put it on a written net sheet.

Do I need an inspection from the city to sell a house in Easton?

Usually yes. Easton's Buyer Notification ordinance (Chapter 222) requires the seller to get a Buyer Notification Inspection report and give it to the buyer. Sales between close family members and transfers that pass under estate law are among the exceptions. Request it from the city's Code Office within five business days of listing or offering the house.

Can a Lehigh Valley cash buyer close before a sheriff's sale?

Often, if there's equity and the title can be cleared in time. Pennsylvania foreclosures go through the Court of Common Pleas and end in a sheriff's sale, and an Act 91 notice usually comes first, giving you 33 days to meet with an approved counseling agency about HEMAP. HomeCashOffer is not a law firm, so talk to a Pennsylvania attorney or housing counselor.

Is HomeCashOffer a local Lehigh Valley company?

No. HomeCashOffer is a nationwide cash home buyer based in Oklahoma City that buys Lehigh Valley houses as-is and closes through a licensed Pennsylvania title company. If you'd rather sit across the table from a local owner, the local investors on this page may suit you better. Comparing both kinds of offers costs nothing.
